Rate an estate

All of our estates have been awarded a Local Environmental Quality (LEQ) rating.

A housing estate in BrentAn LEQ rating is awarded by officers or residents online after an estate inspection has been undertaken in good lighting; fair weather; and not on a refuse collection day.

Importantly, the surrounding areas of an estate are also inspected to make up the LEQ rating. Land up to 50metres away will be surveyed as this will also affect a customer's perception of how safe and clean their neighbourhood is.The LEQ award is based of there being evidence of:

 

  • litter, including chewing gum / cigarette butts
  • graffiti and vandalism
  • debris, weeds and moss to the edges of roads
  • dog / animal excrement
  • poorly maintained gardens
  • broken or missing fencing
  • broken paving and other health & safety
  • communal repairs
  • poorly maintained open spaces and communal areas
  • poorly maintained boundaries
  • bulk refuses
  • abandoned / roadworthy vehicles
  • damage to street signage
  • lighting
  • maintained street furniture
  • internal cleaning


Each of these elements are rated either:

 

  • gold - no evidence
  • silver - some evidence
  • bronze - lots of evidence.


An estate having a greater number of gold indicators would be rated gold; an estate with more silver indicators than anything else would be rated silver and so on. In the event of an even split an average of all the indicators would be taken.

Our aim is to bring all estates up to the gold standard.

What happens after the rating has been given?

The results of the inspection including comments are placed on the Estate Action Plan and used to form a plan of action for that estate.

How to rate an estate?

You can rate the estate you live on or any other estate in Brent that is managed by Brent Housing Partnership.

 

Simply complete our rate an estate online form which should take no more than five minutes to complete.

LEQ guidelines booklet

This guide is based on the grading system used by our officers when carrying out inspections of housing estates.

 

Our cleaning and grounds maintenance contractors are expected to achieve the gold standard after every visit. A cleaning schedule showing how often your block will be cleaned should always be displayed in the internal communal area of your block.

 

After a visit, your estate should match the gold standard pictures in this guide. If the appearance of your estate does not match the standard then please let us know.
